The Market

People are relocating to the Puget Sound region by the thousands. As a result, finding affordable housing is becoming a bit of a trick. Folks moving to the area may notice some physical distinctions between Seattle homes and neighborhoods and those in other parts of the country. Seattle?s combination of hills (like Rome, our city is built on seven hills) and proximity to water is unmatched, providing homeowners even in middle-class neighborhoods with uncommonly good views.

From a real estate perspective, Seattle, which is located in King County, is a pretty typical metropolitan city. There?s high demand for housing, especially in those areas that are closer to the major employment centers, and the prices for those homes tend to be higher. According to March, 2001 figures, the average price of a home in King County was $313,983 and the average condo sold for $195,424. The greater Seattle area incorporates several counties and is home to approximately 3 million people. the further outside of Seattle you travel, the more affordable the prices become. South of Seattle in Pierce County, the average home price in March, 2001 was $170,534 and north of Seattle in Snohomish County, it was $221,952. Keep in mind that the homes further outside of Seattle might be more affordable, but like other comparable metropolitan areas, traffic into the city can be challenging. As a result, many home owners are willing to do what it takes to afford the higher priced home near the city, in order to avoid commuting.

There is a lot of variety and diversity in Seattle?s neighborhoods, so the best way to narrow down your search is to look in those areas that reflect your lifestyle the best. The neighborhoods in Seattle can be narrowed down primarily to seven groups: city living, city neighborhoods, established upscale, waterfront living, commuter neighborhoods, country living, and island and peninsula living.

Let me help you find more information about which Puget Sound area is right for you.

Real Estate Tips
First Time Buyers >A Matter of Timing

Buying real estate can sometimes involve tricky timing. For example, you may have found the perfect house and are thinking about making an offer, but are feeling pressured to make a decision just when you want time to consider the matter. The agent tells you that another party is thinking about making an offer, so you shouldn't hesitate if you really want the house. What should you do? Trust your agent!

It is natural to feel some pressure from even the most easy-going real estate agent--and some uncertainty about making an offer. If you really like a house, there is always the possibility that someone else will share your enthusiasm for it. Whether your local market is active or sluggish, it is sensible to assume that another offer is likely to come in. Perhaps you can afford to "sleep on it", but moving as quickly as possible will minimize the possibility that the house will go to another buyer.
